Title Insurance

Anyone obtaining a mortgage must purchase, for their lender, a lender's policy of title insurance which covers the amount of the underlying loan. This lender's policy protects the lender (and only the lender) in the event that it forecloses the mortgage and then, as the
temporary owner of the property, discovers a
title defect that
creates a problem in transferring ownership to a third party.
However, a lender's policy of title insurance provides no title insurance coverage to the owner of the property. An owner's policy of title insurance provides the owner with coverage from title defects that even the most careful title search can miss.
